What does God mean when he says a child from David's own body will build him a house and will be set over his house and his kingdom forever?

And now I’m telling you this: God himself will build you a house! When your life is complete and you’re buried with your ancestors, then I’ll raise up your child to succeed you, a child from your own body, and I’ll firmly establish his rule. He will build a house to honor me, and I will guarantee his kingdom’s rule forever. I’ll be a father to him, and he’ll be a son to me. I will never remove my gracious love from him as I did from the one who preceded you. I will set him over my house and my kingdom forever; his throne will always be there, rock solid (1 Chronicles 17:10 MSG)

In 2 Samuel 7 we read of David's zeal for God which gave birth to a desire to build a house for the ark of God but the Lord had in mind a far different and more glorious house---an evelasting dynasty. Like the Abrahamic covenat the Davidic covenant constitutes an unconditional promise of God (1 Chronicle 17:11-15). Structurally it is patterned after the ancient royal grant treaties in which a sovereign freely bestows his favor on his chosen recipient. As such, the promise to David of a son (Solomon) who (rather than David) would build the temple and through whom the Davidic kingdom would be established.

Three essential promises concern the fact of the everlasting extent of the covenant ---(1) a house----a continued prosperity; (2) a kingdom---a realm of political power; (3) a throne---the rulership of that kingdom centered in David's prosterity. Because of disobedience individual members of the house of David failed to appropriate fully the privileges of the covenant. 

God's promise to Israel through the Davidic covenant was realized in full through the universal rule of Yeshua the Messiah, David's seed.

God did not allow David to build him a house (temple) because God, not David was sovereign. Another reason was that David was a man of war (1chron.22:8, 28:3.) God reserved the right to choose who should build his house as well as when and where it should be built.
